What are my responsibilities as a landlord?

As a landlord, you are required by law to keep the property in a safe, hazard-free condition. This includes maintaining all gas and electrical equipment to the specified standards and making any necessary repairs. Aside from in emergency situations, you must provide reasonable notice (24 hours) to your tenants before visiting the property for an inspection or scheduled repair.

It is also your responsibility to decide on a rent increase, although an increase must be fair, and be aware that a tenant can challenge a rent increase by raising a case with the First Tier Property Tribunal.

What are my responsibilities as a tenant?

As a tenant, it is up to you to keep the property interior in a clean and tidy condition, free from any damage. It is also your responsibility to pay any rent or other charges on time, and comply with the terms of your tenancy agreement.
